This Week in Stapleton Real Estate

Below is an update on the Stapleton real estate market for the week including information on the latest active, under contract and sold homes! Click on any of the links below to see maps, pictures and details about all of these properties.

New Stapleton Listings This Week

There are 12 new listings that hit the Stapleton market this week.  If you are looking in the $300k’s and you’d like a sunny home on a corner lot with an open floor plan and a large yard check out our new listing at 2049 Uinta St!

Not finding what you want in the resale market?  Beeler Park and Bluff Lake will both have new home lots coming very soon!  I’ll be watching these areas closely and keeping you posted so if you’re interested be sure to sign up for the Scoop.

Under Contract Stapleton Homes This Week

There were 14 Stapleton homes that went under contract this week.  On average these homes went under contract in 11 days, which is slower than its been earlier in the year but July is traditionally a slower month.  Stapleton seems to go on vacation and there just aren’t as many buyers at this time.  I expect things to start moving a little quicker as we get closer to the school year starting again.

Sold Stapleton Homes This Week

There were 6 closed sale this week.

See All Stapleton Active Listings This Week

There are now 63 total active listings in Stapleton.  That means we have just a little over one month’s worth of inventory on the market at this time.  (roughty 56 homes going under contract a month and 63 active now).  That still equates to a seller’s market but this is more inventory than we’ve had in the past year.  Again, this makes sense because seasonally July is one of the slowest months of the year for sales.  People are just more focused on vacation than making a move.

If you’re a buyer this may be the time to get out there and find your home.  You’ll find more options than you had earlier in the year.  For example, if you’re in the $750k+ price range in Stapleton you have 15 homes to tour!  If you’re in the $400k – $600k range you have 25 homes to tour!  Earlier in the year you probably had 5-6 to go see in that price range at any given time.
