This Week in Stapleton Real Estate

Here is the latest on the Stapleton real estate market for this week including links to all the new, under contract and sold homes for the week.

New Stapleton Listings this Week

There are 12 new listings that came on the market this week.

The one that caught my eye was 10772 E 28th Place in Bluff Lake.  It’s a large Thrive Home Builders home with beautiful finishes, a huge wrap around porch, large yard and a great location near the new town center and the Stanley Marketplace.  I don’t think that one will last long.

I also like the Wonderland “Kensington” resale home that is for sale at 5429 Uinta St in Willow Park East.  It has amazing finishes, a low maintenance backyard, and upstairs they added the loft which adds square footage and just opens up the whole second the level.  The basement is finished as well.  Uinta can be a little busy at times but this sits back pretty far off Uinta on a courtyard which is nice.

With 45 total resale homes on the market we still have less than one month worth of inventory.  Tight inventory still equals a seller’s market.  That said, homes are not flying off the shelf in two days regardless of price or condition.  Sellers who want to sell quickly and for top dollar still need to make sure it looks great and make sure it’s priced right based on recent comparable sales.
