Busy week in Stapleton real estate. There are 11 new listings to share with you from around the neighborhood as well as some information on two brand new home series just introduced by Wonderland Homes and KB Home!
As I mentioned above, there are 11 new resale listings that hit the market this week. You can check them all out in the link above but here are a few of our favorites.
First, if you’re in the market for a walkable town home below $400k you’ll want to check out our brand new listing at 9073 E Northfield Blvd. Listed at $375k and full of high end upgrades like hand troweled walls & hardwood floors, this one should sell quick. If you’re in the market for something larger you may like the Parkwood that was just listed at 8199 E 32nd Ave in Central Park West. The 4 bedrooms, finished third floor loft and beautiful East Coast exterior are all great but the backyard steals the show. It’s huge, beautifully landscaped and feels like a park! Plus you can walk to the new light rail station and the future Sprouts grocery store.

First, KB Home just announced the “Starlight” series, which is a collection of 5 ranch style homes they’re building in Stapleton’s Beeler Park neighborhood. The 5 ranch plans are designed with mid century modern architecture and 2,300 – 2,900 sf of space, not including the finished basements. Those are really big ranch style homes for Stapleton. Pricing is not yet available and the model home is still under construction but the plans are available to preview now on-line. You can also check out a map of their up-coming lot locations here. Second, Wonderland Homes just came out with their “Freedom” collection, which is a modern farmhouse town home series. The four floor plans will range in square footage from 1,600 – 2,000. There isn’t a lot of available info on this series yet but you can see a sneak peek in this video and you can sign up for their interest list here.
There were 9 homes that went under contract this last week in Stapleton. Did you notice the home that is under contract for $180k on the list? How is that one so affordable? It’s part of Denver’s income qualified housing program. Reach out to us via our contact info below and we can get you more info on how that program works.
A total of 9 Stapleton homes closed over the past week. One that I’d like to point out is 8577 E 35th Ave, which is a David Weekley home that sold for $750k. I point this one out because it’s a good example of how David Weekley and Thrive Home Builders homes with about 2,300+ sf above grade have been going for the low to mid $700k’s lately. These homes, that work for many Stapleton buyers, have seen some strong appreciation lately. Here are some other recent examples.
There are currently 45 active resale listings in Stapleton at the moment. As we’ve been saying for quite a while, the homes over $800k have been selling a little slower than homes in lower price ranges.
Overall, Stapleton sellers on average have been getting 99% of their asking price and have been selling in 9 days.
