There are just 7 new listings in the neighborhood this weekend. There are a few new options in the $400k’s and $500k’s price ranges which always helps but if none of these get you fired up you’re in luck….Forest City is hosting their Grand Opening block party for Beeler Park.
If you haven’t been up to see all the new models in Stapleton’s newest neighborhood, Beeler Park, it’s worth going up to check it out. Eight of the ten Stapleton builders will have their models open for the grand opening this Saturday Sept 16th from 10am – 3pm. There will be 12 models open for you to tour including new plans from Infinity, Thrive Home Builders, Wonderland Homes, Creekstone Homes, CalAtlantic, KB Home, Boulder Creek Builders & David Weekley Homes.
13 Stapleton homes went under contract last week, which is quite a few considering we only have 36 total active listings in the neighborhood. That equates to about 3 months worth of inventory, which still means we’re in a strong seller’s market.
Many of these homes went under contract yet others took months to sell. Make sure you have a good buyer’s agent on your side (not saying it has to be us) that can understand the home values and how much you need to offer on a given home to get it without over-paying.
If you’re buying in the $800k+ price range you may have some leverage to negotiate a bit on price. The average days on market over $800k in Stapleton is 103 days right now! Over the past 3 months there have been 4 homes that have gone under contract in that price range. So unlike lower price ranges you may not be competing with many other buyers so your leverage increases. The opposite is true for sellers, you may need to bend a little to be the home in that price range that sells this month.

With a recent price drop to $925k I don’t expect this one to be around much longer.

It’s flexible. After a few price drops the price is now looking pretty attractive at $685k.
