This Week in Stapleton Real Estate

Only 32 total active listings & only 4 new ones in Stapleton this week!  With many Stapleton families focused on enjoying one last bit of summer before school starts our available home inventory in the neighborhood has taken a dip to a new low.  Learn about that, and some alternative options for homebuyers, in our weekly update on the real estate market.

New Stapleton Listings This Week

New David Weekley Homes “Cottage”

As I mentioned, there were just 4 new listings this week in the neighborhood.  If those 4 don’t happen to work for you be sure to check out the new build options.  We just did recent updates that include the latest lot locations and plans for David Weekley Homes, Boulder Creek Builders and Thrive Home Builders.  And if you’re just not sure how the new build process works you may like this new build video series we did showing you every step of the way.

Under Contract Stapleton Homes This Week

12 Stapleton homes went under contract last week.  One interesting take away I see from these listings is your David Weekley or Thrive Home Builders home with 2,300 – 2,400 sf above grade with a finished basement was worth something in the mid $600k’s but in many cases that is now creeping up to the $700k range.  If you’re curious about what your home is worth we’re always happy to help with a free valuation.

All Stapleton Active Resale Listings

There are currently just 32 active resale listings in Stapleton in all price ranges.  If you’re looking for a ranch style resale home you have a four options to check out.  Our favorite is 5195 Akron St but we may be biased because it’s Mariel’s listing!  The main floor feels spacious, there is tons of light, it’s a corner lot and the finishes are beautiful.

Resale Stapleton Buyer & Seller Needs

Here’s what we’re keeping an eye out for our buyers!

Under $450k, anywhere in Stapleton, 2+ beds (not part of the affordable housing program)
$800-$950k range, Central Park West location only, 3000+ finished sf, like Parkwood and Infinity homes.
$600k or less, anywhere in Stapleton, 4+ beds, 2,000 – 2,500 finished sf (including basement)

Sellers Coming Soon…

Upper $500s – Thrive Home Builders with main floor master plan in Central Park West. Hardwoods throughout, huge kitchen, & the best part is you can stroll down the street to the light rail station & the Sprouts grocery store! This one will go live 9/13 but feel free to reach out for an early sneak peek.

Low $600k’s – Thrive Home Builders “Belcaro” floor plan in Central Park West. Corner lot, open layout, tons of upgrades and a finished basement! 4 beds and over 3,000 finished sf. This one hits the market 9/6 but similar to the listing above let me know if you want to get in early.
