Happy mid-July! With the weather we’re expecting this weekend (mid-80s! Woohoo!) I hope you’ll have a chance to get out and explore the neighborhood. If you have a chance to check out some of the fabulous new neighborhood listings, I think you’ll have a great time with this week’s excellent selection of properties.
13 new resale homes came on the market this week, with 10 of those at or under $475k! This week I’ve selected a few properties as standouts of the week, so if you could only see one home this weekend, I’d recommend one of these. For our “townhouse of the week”, I highly recommend checking out 7900 E 29th Ave. I just love these brownstones, especially with the end unit turret, this home’s lovely renovations and competitive $425,000 list price. This move-in ready walk-up is a special find and big enough for a family! Our “paired home of the week” is 3322 Valentia Street. This KB paired home has great finishes with quartz countertops, a perfectly efficient patio and yard, and my favorite part…the location! You are steps to Central Park, walkable to light rail and (soon) walkable to the new Sprouts. This is the next area of Stapleton to see a huge build up – so snapping up a property at $435,000 now could be an amazing opportunity. Last but not least – check out this week’s “single family of the week” at 2640 Hanover Street. With over 3200 finished square feet, 3-car garage, cool coastal vibe, great location and quick possession timing, this home is ready for a new family – and just in time for the school year!
Not finding the right resale? Well…an outstanding opportunity that I didn’t mention in our Stapleton’s “Secret” Inventory post is that Wonderland Homes has new construction townhouses in Northfield! No, I don’t mean Beeler Park – I mean right in the center of everything in Northfield and just across from Runway 35 pool! Currently there are 3 gorgeous 4-story townhomes with private rooftop patios and gourmet kitchens available for a November move-in date. 16 Stapleton homes went Under Contract last week with most homes on the market for about 2 weeks. Although the market is hot, homes that are priced above comparative value will spend more time on the market, and will often have a significant price decrease. Regardless of the home’s price point, it is important to make sure your home is competitively priced when you list so that it garners the most attention when it is “fresh” on the market.
8 Stapleton homes closed over the past week, with an average price of $618,000. Almost all of this week’s sold homes sold for significantly less than their initial list price – which indicates that initial pricing may have been a bit too aggressive for the market – and buyers were clearly aware of that since the average days on the market for these homes was 37 days. All this means is that if you are interested in putting in an offer on a home, please be sure your real estate agent provides you with a comparative market analysis for the home. Remember…list prices are just a suggestion – the real value (to you as the buyer) is how much you are willing to buy it for!
