Below is the latest information on what’s happening in our Stapleton real estate market this week! Even though we’ve had a lot of winter weather lately it’s been an active market!

(Notes: 7 new resale listings and one new builder listing. The one at 2872 Xenia for $515k should go quick! Over 3,000 finished sf, very good central location and nice backyard!)
(Notes: 8 homes went under contract this week even with really bad weather. This tells me buyer demand is picking up!)
(Notes: There were 8 sales this week that closed. Most were listed in late 2014 or January 2015. These listings took 1 week up to several months to sell. Sellers had to wait a little longer in mid winter to find the right buyer but most of them still got close to their asking price.)
Overall there are a total of 24 actively listed resale homes in Stapleton right now. With 8 going under contract per week (as we see above) that says we have less than one month of inventory available which is low. Of these 24 homes 14 are $600k+ homes so there are more options available on the higher end. We need more homes in lower price points to meet the high demand in those segments. There are only 2 detached single family homes available in Stapleton in the $400k – $550k range which is a large and popular segment for buyers. Long story short we are in need of more inventory!
