It’s Friday morning, time for our weekly update on the Stapleton Real Estate market! There’s a ton to talk about this week, including some great new listings, some Facebook Live videos from a few builder “spec” homes, open house alerts, the latest stats on the Denver market & last but not least details on the “dusty boot” tour Parkwood is hosting Monday at their much anticipated “Painted Ladies” model home. Wheh…that is a lot. Let’s jump in.
Before we get into the new listings for the week I wanted to show you those Facebook Live videos of a few spec homes the builders have available. I want to show you them because they’re great “hidden inventory” opportunities that most buyers aren’t aware of, but I have another reason too. These FB Live videos were shot by Ashley Faller and Lisa Palladino, two wonderful agents who have joined us at Focus Real Estate & will be part of the Stapleton Scoop going forward. They both live in Stapleton with their families, focus on the area and are committed to serving the community so we’re so glad to have them. Ok. on with the info you’re looking for!
Facebook Live walk through with Ashley of a move in ready Wonderland “Henry” plan for $573k.
Facebook Live walk through with Lisa of a nearly completed Thrive ZEN “AMP” plan for $755k.
This week 14 new listings hit the Stapleton market. You can see those in the link above. I’m very excited about our new listing on Kingston so I’ll give you some details on that one below.
2707 Kingston St – We just listed this one yesterday for $815k and it’s a special one. South side..check. Corner lot..check. Great finishes..check. (just a few years old!) Tons of space…check. (0ver 3,500 fin sf!) Walkable location…check. Backyard..check! So much to love, we expect this one will go quickly. You can learn more by strolling through it with me on this Facebook Live tour, you can guide yourself through with this 360 tour or you can just flip through the pics in this MLS listing. For more info or a showing please give me a ring, my contact info is listed at the bottom of this post.
This week there were 14 homes that went under contract in the Stapleton market. Of those 14, 7 of them were under contract in less than a week! To me this shows we’ve entered the part of the year where the summer vacations have wrapped up, school is rolling and people are back out and making their moves. How is the real estate market doing overall? You can check out some stats to compare last year to this year in this handy Youtube video. (no reading required!)
There were 11 Stapleton homes that sold and closed this last week. You can peruse those in the link above. If you like what you see and you’re considering making a move check out our “9 Steps to Selling a Home Guide”. It’s pretty much a roadmap for the selling process that we wrote specifically for the Denver market.
Home buyers have a few more Stapleton homes to choose from than they’re used to, as there are currently 61 homes to choose from. That’s still low overall but at least in most price ranges buyers will have a few options.
If you’re looking for a new home but don’t want to wait out the construction process you may enjoy the open house we’re hosting Sunday from 2-4pm at 5864 Alton St this weekend. It’s a contemporary Wonderland home located in Beeler Park with sleek finishes, a white kitchen and it was just built in 2017! You can walk it virtually via this 360 tour. For more info or a showing please contact listing agent Mariel Ross from our team at (720) 320-3536.
Like the modern style of the one above but looking for a low maintenance town home rather than a single family? You may want to check out the light and bright modern town home at 5538 Valentia St. It’s also just a few years old, has amazing finishes, stunning mountain views and it faces onto a pocket park with a splash pad. Here’s the 360 tour on this one so you can check it out.
Remember that Parkwood Painted Ladies “Dusty Boot” tour I mentioned above? Well, this is your exclusive opportunity to tour the Painted Ladies Fillmore model home BEFORE its completion (which is still a few months away). The event is Monday, September 16th between 5pm and 7pm. Spots are limited so please RSVP at email@example.com or (303) 320-4938.

Our Friday real estate updates are meant to be a “roundup” type post where we discuss all listings in Stapleton, not just our own. It’s our way of making sure we follow the market closely and we share it with the Scoop readers because we know many of you like to track real estate in the area as well. Many of the listings in these posts are not our company’s listings and we wanted to mention that here to make sure it’s clear. Thanks for reading the Scoop!
