Happy Friday… it’s time once again for our weekly Stapleton Real Estate update. It is also the time of year to give thanks for what we have and for those around us. What better way to show and feel gratitude than experiencing what our wonderful neighborhood has to offer this time of year. Here’s a quick update on fun things to do as we come into the holiday season and an “in case you missed it” of sorts. Cheers to making memories, being grateful for what we all have and perhaps giving thanks that the home you wanted just came on the market!
Now onto the Real Estate market updates!
Similar to last week, we had only 7 brand new listings hit the market – a slow time of year for sure. Although, it’s a good time of year for buyers looking to find a better deal than they may have found over the summer months. Additionally, 8 homes had price drops this past week and 2 homes came back on the market. This week we saw mostly townhomes and condos come available but there are a few single family homes priced in the 500’s south of I-70 that caught my eye and I’m sure they will catch yours too.
Check out 2695 Havana Street priced at $535,000 with great curb appeal, a nice open concept living area and a good location on the quieter one-way part of Havana where it splits from Iola. This home will be open this Saturday from 1pm to 3pm. Listed courtesy of Niels Oomkes of Perry & CO
I personally love Parkwood Homes and 5966 Beeler Ct. in Northfield’s Beeler Park is an exquisite townhome that lives like a single family home in my opinion. Priced at 729,000 this west facing home is situated on a park/ greenspace. It has a modern farmhouse interior aesthetic with classic, historic architecture, high end finishes and custom upgrades throughout. Stapleton had 8 homes go under contract this week as opposed to 17 last week. Of the 8, 1 home went under contract in just 1 day while some of the others have sat for quite a while. This is due mostly to average days on market increasing with the market slowing just a tad as well as the time of year. Denver really is a seasonal market with a bit of a slow down through the holidays but keep in mind year over year appreciation is still at 5%, pretty solid investment! 12 homes closed this week so it was a busier week for closings and many closed at or just below list price.
