This Week in Stapleton Real Estate 9.27.19

Happy first week of fall!!  Fall is such a fun time to be in Stapleton.  The trees are starting to turn, mornings are cooler, and all those sweet Halloween decorations are coming out in full strength around the neighborhood!  October is a relatively busy time in the real estate market as buyers are now turning their attention back to the market before the holidays.

I’d like to take this opportunity to talk about how you can position yourself to be a competitive buyer in today’s market.  As home prices in Denver are still relatively high, I’d like to give you 3 quick tips to aid you in becoming a competitive buyer.

1. Get pre-qualified. If you are just pondering the idea of buying a new home, a pre-qualified letter will help you get in the door if you find the home of your dreams.  If you are in the position to buy within a few months, get a preapproval.  A preapproval means the lender has examined your credit and other expenses to determine how much mortgage you can afford.  All you really need is to find your new home! Also, if you’re in a bidding war, having that preapproval letter can definitely give you the upper hand.  Don’t have a lender?  No worries!!  We can recommend some of the best lenders in the business!

2. Try to gather your best down payment. This could also help you if faced in a bidding war.  Thankfully there are many programs available to help with this.  Shoot me an e-mail and I’d love to help connect you with a program that will best fit your needs.  And if you’re a veteran or active duty…hit me up…VA loans and other military-special programs are my jam!

3. Try to avoid contingencies. I know, this isn’t always possible.  Most of us need the equity from our current home to put into a new home.  The good news on this front is here at Focus we are constantly networking with other agents, neighbors, businesses, and many others to know what’s coming onto the market for the benefit of all of you awesome Stapleton peeps!  Because of this, and our familiarity with the Stapleton market, we can help position you to make a competitive contingency offer if needed.

Have you ever done a general home search in Stapleton and you see a home that stands out as being waaaay too good to be true?  A 3 bed/2 bath home in a killer location for $260k!? Earlier this week, Focus team member Mariel Ross published an article discussing Our Top 3 Tips for Income-Qualified and Affordable Homes.  If you have ever wondered how this process works, if you may qualify, or if you are interested in selling your income-qualified home (plus more!), this article is for you.  Here at Focus we are familiar with this program and would love to help guide you through the process.

Now onto what’s shakin’ in the Stapleton real estate market!

This week we saw 11 new listings in Stapleton ranging from $275k to $1.1 million.

There are 64 active resale homes in Stapleton.

Here are a few we’d like to highlight…

Tamarac’s cozy basement

4975 Tamarac St.

On one of the most beautiful courtyards in all of Stapleton, this Wonderland Antero floor plan is listed at $575,000.  The home features 4 bedrooms and 3 bathrooms. The master bedroom includes a balcony overlooking the courtyard.  There are a TON of awesome features in this home including an entertainer’s dream backyard with a large deck, putting green and fantastic grilling space.  The basement is an ideal place to watch the Broncos win (okay, maybe next year) with a stack stone fireplace and wet bar.

The inviting exterior at E. 28th!

10996 E 28th Place

New on the market today!  This Boulder Creek beauty is listed at $655,000.  One feature I appreciate about Boulder Creek homes is that they are unassumingly large.  This home doesn’t disappoint at 3,232 square feet.  Located on the south side of Stapleton (within DPS boundaries), this home features 5 bedrooms, 3 bedrooms, 2 flex spaces AND an oversized garage!

I will be holding an open house on Saturday from 1-4 p.m.  Stop by and say hi (and, yes, there will be snacks)!  If you aren’t able to make it to the open house but would like to see it, you’re in luck!  Check out Joe’s Facebook Live tour of the home or you can guide yourself through this 360 degree tour.

This week Stapleton saw 8 homes go under contract.  Of those 8, 4 homes had a price reduction before going under contract.  The average days on market in Stapleton is generally 2-3 weeks.  However, there are still homes that are sold in a weekend.  Looking for something specific?  We are keeping our eye on the market at all times and will let you know when that perfect house is going to be listed!

And, finally, there were 10 homes that sold.

Lots in the North End are selling quickly.  This week Focus Realtor Lisa Palladino checked in with Thrive to see what is still available.  Spoiler Alert:  The Panacea collection is sold out!  Click HERE to learn more about Thrive in the North End.  Make sure to stay on top of all the news in the North End at our Homes In North End page.

Disclaimer:

Our Friday real estate updates are meant to be a “roundup” type post where we discuss all listings in Stapleton, not just our own.  It’s our way of making sure we follow the market closely and we share it with the Scoop readers because we know many of you like to track real estate in the area as well.  Many of the listings in these posts are not our company’s listings and we wanted to mention that here to make sure it’s clear. Thanks for reading the Scoop!
