It’s back to school time! Like many Stapleton moms I’m sad to see my family’s wonderfully fun summer end, but I’m also happy (ok, also a little relieved) that my children are headed back to school to reunite with their friends and start new adventures.
August has historically been a slower month for real estate here in Stapleton in part because of back to school time. Families are getting in one last summer road trip, finishing sports leagues, and ending camps in early August, and then after that attention quickly turns to preparing the kiddos for the new school year.
After the kids settle in and Labor Day is over, it’s not atypical to see more listings and more buyers turning their attention back to the real estate market. We’ll just have to wait and see if that same trend plays out this August and September, and whether interest rates hovering near historic lows (the average 30 year mortgage interest rate is around 3.7% right now according to the Wall Street Journal) impacts our local market. With all that in mind as backdrop, let’s dive into this week’s featured homes.
11396 E 27th Ave
This David Weekley has one of the more fabulous, upgraded kitchens I’ve seen in Stapleton in some time! Check out this 3D model of the home and just imagine yourself prepping a gourmet feast in this incredible space! While you’re virtually walking through the home, be sure to check out the third story. Those panoramic mountain views are something else, and would be a perfect background for your home office, guest bedroom, kids playroom, movie room, or whatever else suits your fancy. I’m picturing going upstairs to the office each morning and drinking coffee on the deck and catching up on e-mails. And in the evening, can you imagine a better location for a glass of wine? Last but not least, before you leave the 3D model navigate your way to the very functional basement space, which includes a bedroom and bathroom. I love flexible spaces like these! Listed by Joe Phillips for $709,000, this home also has one of the lowest price per square foot rates in Stapleton!
9042 E. 50th Drive
I love the walkability of this beautiful Thrive three-story townhome. How does a Sunday at Conservatory Green’s Maverick Pool, followed by a quick gelato at Pozzetti’s Gelato & Coffee, and a stroll through Prairie Meadows Park sound? You can easily make this your own weekend routine, and best of all you can make this tour without even hopping in your car! This super walkable home is next to Central Park Boulevard’s growing retail scene with a gym, 8 restaurants, a doggie daycare, gelato, liquor store, and more just a short stroll down the street. I also love the outdoor spaces on this 2 bedroom, 3 bathroom townhome. You’re greeted by a large covered patio when you enter the home, while the second story features an awesome deck. Listed by Ashley Faller for $425,000, this home checks all the boxes!
Parkwood Model Home
The last home I’ll mention this week isn’t even listed yet – but let us be the first to tell you! Parkwood Homes is selling their Beeler Park Asheville model home – yes, the big, beautiful, red corner lot home. For $1,250,000 you can have this custom designed, 5 bedroom, 4.5 bath home with over 5000 finished square feet. Walk to the new North End pool or just enjoy the morning sun on your gracious double porches. Contact Mariel for details or check out Parkwood’s website!

Our Friday real estate updates are meant to be a “roundup” type post where we discuss all listings in Stapleton, not just our own. It’s our way of making sure we follow the market closely and we share it with the Scoop readers because we know many of you like to track real estate in the area as well. Many of the listings in these posts are not our company’s listings and we wanted to mention that here to make sure it’s clear. Thanks for reading the Scoop!
