This Week in Stapleton Real Estate 8.16.19

Summer break is a wrap and it’s back to school time.  We understand for many of you that’s where your focus will largely be over the next week.  But once the kids are settled in and you have some breathing room we’d love to help you make that move to your next Stapleton home!  In this week’s update on the real estate market we’ll show you all the latest listings, give you a sneak peek on 10 Stapleton listings our team has coming soon and give you a heads up on the “balancing” of the real estate market.

New Stapleton Listings This Week

There were 8 new listings that hit the market this week in Stapleton.  Here are a few of my favorites:

Under Contract Homes This Week

There were 8 Stapleton homes that went under contract this week. So is everything still selling right away like it has been?  Not exactly.

If you’ve been keeping up on the news you’ve likely seen articles that discuss how the market is become more “balanced”, meaning buyers are gaining back some leverage in negotiations with sellers  (like this recent article from 5280 Magazine).  We’re seeing some of this balancing in our business as we help buyers and sellers.  For one thing, many homes are staying on the market longer than they used to.  In Denver as a whole the median average “days on market” (the # of days between when a home is listed for sale and when it goes under contract) has risen from 18 days to 25 days from this same time last year a 38% increase.  (per the CO Association of Realtors)  When homes are available longer buyers often times gain leverage in the negotiations.

So what are the “take-aways” from these changes in the market for buyers and sellers?

Buyers may have more options than they’ve had in a few years, they are less likely to end up in a bidding war (but it still happens!) and they’re probably going to find a little wiggle room on price.  (this year to date in Denver sellers are on average getting 99% of their asking price not 100% like last year).

Sellers need to get their home looking like a “10” via staging, they need to price it appropriately based on comparable sales, they need to plan for it to take a little longer to sell than it used to and they need to be reasonable in their negotiations with buyers.
