Summer break is a wrap and it’s back to school time. We understand for many of you that’s where your focus will largely be over the next week. But once the kids are settled in and you have some breathing room we’d love to help you make that move to your next Stapleton home! In this week’s update on the real estate market we’ll show you all the latest listings, give you a sneak peek on 10 Stapleton listings our team has coming soon and give you a heads up on the “balancing” of the real estate market.
Before we start, quick public service announcement: Interest rates took a dip recently and they are still really low! That of course means potential buyers have more buying power right now but it also means that some of you who already purchased a Stapleton home may want to consider a refinance to get your rates down. Let us know if you’re interested and we can connect you with a few good local Stapleton mortgage providers. (our contact info is below) We don’t financially gain anything by you refinancing, we just don’t want you to miss out on a chance to get your mortgage down while you have the chance!
Alright let’s jump into the new listings…
There were 8 new listings that hit the market this week in Stapleton. Here are a few of my favorites:
5538 Valentia Ct – This immaculate 3 bed, 4 bath end unit townhouse has amazing finishes, a fun location facing a pocket park with a splash pad and stunning mountain views! The open-concept main level is complete with living room, dining space, office/flex space, powder room, mudroom & kitchen boasting sleek, dark cabinets, large center island, Bosch stainless steel appliances & beautiful tile backsplash. A gorgeous wood beam staircase leads to the upstairs where you’ll find a loft & master suite featuring vaulted ceilings, large windows, 5 piece ensuite bath & private, west-facing balcony to enjoy picturesque Colorado sunsets. Plus the finished basement includes a large rec room, 3rd bedroom, full bath & plenty of storage. This one was just listed by Mariel Ross from our team yesterday. If you have any questions or would like a showing we’d love to help! You can start by checking out the virtual tour.
11396 E 27th Ave – This David Weekley Home in Bluff Lake (DPS) is one of the newest homes you’ll find on the South side of Stapleton. It gives buyers a ton of house for the price with over 3,500 finished sf for $709k! The home features a 3rd floor loft and balcony with amazing mountain views, 4 bedrooms and a finished basement. Plus the location is great, it’s just minutes from Stanley Marketplace, the Eastrbridge Town Center and the Fitzsimons Medical Campus. Take a sneak peek here with this cool 360 tour! Listed by Joe Phillips with Focus Real Estate.
Parkwood Model Home
Did you know Parkwood Homes is selling their Beeler Park “Asheville” model home (one of my favorite plans in the neighborhood!)? For $1,250,000 you can have this custom designed, 5 bedroom, 4.5 bath home with over 5,000 finished square feet. It’s not listed yet but if you’re interested please contact Mariel Ross from our team for details or check out Parkwood’s website! (Mariel can be reached at (720) 320-3536)
There were 8 Stapleton homes that went under contract this week. So is everything still selling right away like it has been? Not exactly.
If you’ve been keeping up on the news you’ve likely seen articles that discuss how the market is become more “balanced”, meaning buyers are gaining back some leverage in negotiations with sellers (like this recent article from 5280 Magazine). We’re seeing some of this balancing in our business as we help buyers and sellers. For one thing, many homes are staying on the market longer than they used to. In Denver as a whole the median average “days on market” (the # of days between when a home is listed for sale and when it goes under contract) has risen from 18 days to 25 days from this same time last year a 38% increase. (per the CO Association of Realtors) When homes are available longer buyers often times gain leverage in the negotiations.
So what are the “take-aways” from these changes in the market for buyers and sellers?
Buyers may have more options than they’ve had in a few years, they are less likely to end up in a bidding war (but it still happens!) and they’re probably going to find a little wiggle room on price. (this year to date in Denver sellers are on average getting 99% of their asking price not 100% like last year).
Sellers need to get their home looking like a “10” via staging, they need to price it appropriately based on comparable sales, they need to plan for it to take a little longer to sell than it used to and they need to be reasonable in their negotiations with buyers.
Sold Homes This Week

Our Friday real estate updates are meant to be a “roundup” type post where we discuss all listings in Stapleton, not just our own. It’s our way of making sure we follow the market closely and we share it with the Scoop readers because we know many of you like to track real estate in the area as well. Many of the listings in these posts are not our company’s listings and we wanted to mention that here to make sure it’s clear. Thanks for reading the Scoop!
