Spring break is behind us, the Rockies opening day game is at 2:10 today and it’s gonna be 71 degrees this afternoon! All that tells me that: 1) it’s gonna be a great day and 2) spring selling season for real estate is in full swing!
Many of our Stapleton clients are hoping to make their move and be settled in their new home by early summer, so they’re getting very active in the moving process right now. (they’re not alone…there were 21 new listings this week!)

As I mentioned above, this week 21 new resale listings hit the market. That’s way more than usual (a typical week has been about 7 listings). That means nearly half of all the home inventory in our market came online in the last 7 days! Why so many new listings? We imagine a lot of sellers wanted to get past spring break then list the home right as the weather warms up. All these new listings mean it’ll be a busy weekend for buyers who have been waiting for more options. (Gonna be out on the search this weekend? 8473 E 49th Pl $739,900 – This Thrive Home Builders “ZEN” (Zero Energy Now), listed by Noreen Doyle with Buildings & Residences Denver, is so energy efficient your total utility bills are likely to be in the $30 – $40 range! That’s great, but the big bonus is it’s a beautiful home. I love the simple clean finishes they selected throughout the home, such as the glass in the cabinets, the stacked stone around the fireplace and the metal railing on the stairs. Plus it has mountain views from the master bedroom! If you’re looking in the $700k’s I think this one is worth a tour for sure.
3157 Geneva Ct $569,000 – This Wonderland “Ashton” floor plan, listed by our friend Melinda Howlett with NPRE, has been a long time best seller. Located within easy walking distance to all that Eastbridge Town Center has to offer (have you tried “The Constellation” ice cream yet? I may have a little problem…), I think this one will sell quickly. The home offers 4 bedrooms and over 2,000 finished sf, which is hard to find in the mid $500k’s South of I-70. Under Contract Stapleton Homes This Week
13 Stapleton homes went under contract this week, with a median “days on market” (meaning how long a home takes to go under contract after it’s listed for sale) of 11 days. This days on market figure is trending down a little, meaning homes are moving a little quicker which makes sense since spring is usually the busiest time of year for real estate.

Stapleton has a total of 46 total resale listings at this point. That is up slightly from the inventory levels of the past few months but we expect that to rise even more as we get into May and early June.
