This Week in Stapleton Real Estate 7.26.19

It’s late July and I’m guessing many Stapletonions are spread out all over the country (and world!) on their family vacations.  The real estate news doesn’t stop though!  So wherever you are today, if you have a minute kick your feet up and check out the latest listings, a few model homes that just became available for sale, the latest development news from around the neighborhood and the details on our 11 Stapleton coming soon listings!

As mentioned above, I want to make sure you didn’t miss this information-packed blog post Mariel Ross from our team just wrote to update you on the local real estate development news including a new Starbucks (how many are we up to now?), the new pool coming to North End & a new pizzeria in the 29th Ave Town Center (& so much more!)

Now lets jump into the real estate news for the week…

New Stapleton Listings This Week
There were 16 new listings this week in Stapleton.  That’s a good chunk of new inventory for one week.  Couple that with pretty slow sales in July and you’ll find that our total inventory in Stapleton has risen to 72 listings.  That’s a pretty high inventory level compared to where it’s been for most of the year, which was in the 40-60 range.  This is in sync with what we’re seeing in the overall market, which is a rise in inventory.  July and August are typically slower sales months though, so it’s not abnormal to see the inventory rise during this time.

So what does that mean for buyers and sellers?

Buyers may have a little more leverage to negotiate on price and may not have to add all those clauses to sharpen up their offers (the waived appraisals, limited inspections, etc).

Sellers should expect it to take some time to sell, it’s likely not going to be snatched up in the first weekend.  Sellers should focus on taking their time, having the home looking like a “10” and priced right, rather than hurrying and getting it listed quickly.

Of the new listings this week here are a few I found interesting, both of which are completed new builds that are now available:

Plan 4 model home available from Thrive Home Builders.

9095 E 58th Dr – This “Plan 4” model home from Thrive Home Builders “Vita” collection is a beauty.  For the past 3 years we’ve been walking buyers through this model home and it’s consistently received great feedback and encouraged buyers to build this floor plan.  It was my personal favorite from this Vita collection.  Well now the model home is available in Beeler Park.  With 4 beds, a finished basement and a corner lot (plus all those model home finishes!) I think it’s very well priced at $749,900.  The only thing that makes this sale unique is the builder needs to lease the home for $3,500 per month for 1 year with an option to extend that lease another year.  So the buyer can’t move in right away and has to purchase the home as in investment for 1-2 years.  For the right buyer who wants to land in Beeler Park in a few years this could be intriguing.   (Note:  They also have this Plan 3 model available under similar terms but for $3,300 per month)

Spec home that’s now complete from Infinity Home Collection.

5908 N Elmira Ct – This Infinity “Luxe” Plan 1 features 5 bedrooms, a finished basement and over 4,000 finished sf.  Plus it’s West facing and is a short walk to the brand new pool coming to North End.  This home is now fully complete and ready for quick move in.  You can check out pics of the home and all the details in the link above.  Not familiar with this Infinity series?  You can find out more here.


Under Contract Homes This Week
7 Stapleton homes went under contract this week.  5 of the 7 sold in less than a week.  So not many homes sold but the ones that showed well and were priced right still moved very quickly.

Lastly, Stapleton has a total of 72 resale listings this week.  If you haven’t had a chance to check it out yet take a look at 5084 Willow St, our Infinity listing in Conservatory Green.  With over 5,000 finished sf, a main floor master bedroom and a custom finished basement this one won’t disappoint.  It’s by far the best value per finished sf in the $900k’s range that you’ll find.  You can give yourself a tour with this 360 virtual tour.

4 bed, 4 bath Standard Pacific home in Bluff Lake.  This large corner lot home in the Bluff Lake area will hit the market in Fall 2019.  DPS schools.  Ballpark price high $700s.

4 bed, 4 bath Thrive Home Builders home in Willow Park East.  This “ZEN” home will save you a ton on energy bills and it’s beautiful!  It features 4 bedrooms, a finished basement, high end finishes throughout (including that white kitchen you’ve been wanting!)  Ballpark price mid $700s and likely to list around the end of 2019.

4 bed, 4 bath David Weekley Home in Bluff Lake. (DPS schools)  This 3 story David Weekley home features a roof top deck with mountain views and a finished basement.  Over 3,500 finished sf!  Ballpark price low $700s and the listing date is TBD but should be in the next 1-2 weeks.

5 bed, 5 bath brick Tudor style home on a corner lot in the 29th Ave neighborhood.  Beautiful home in a wonderfully walkable location with a sizable south-facing yard.  Coming in September in the mid $700s.

4 bed, 4 bath David Weekley with rare main floor master in Willow Park East.  Light and bright with finished basement and low maintenance outdoor dining and turfed side yard.  Listing this Fall/Winter in the mid $600s.

4 bed, 4 bath modern Wonderland home just across from Swigert International!  Great floorplan with a main floor office, corner lot and even a fountain in the courtyard.  Listing late Fall in the mid $600s.

4 bed, 4 bath modern Wonderland home on the best courtyard in Conservatory Green (so great, even the model home was there!)  Outstanding finishes throughout and perfect outdoor grilling, dining and play areas!  Listing this Fall in the high $500s-low $600s.

3 bed, 4 bath Wonderland Edge Town home in Willow Park East.  Plenty of space, stylish upgrades with fantastic views and a large yard!  Coming in September in the high $500s.

3 bed, 3 bath nearly new Wonderland “Elizabeth” in Beeler Park.  Excellent modern upgrades and pre-inspected for your peace of mind.  Listing September in the mid-high $500s.

3 bed, 3 bath McStain townhome in the E 29th Ave neighborhood with a nice little yard and 2-car garage! Coming early September in the low-$400s.

3 bed, 3 bath Income Qualified home just steps from Eastbridge!  Nearly 1500sqft with a spacious 2 car garage, southern exposure and the perfect courtyard space.  Listing July 31st at about $244,000 (but contact me if you think you might qualify).
