Brace yourself Stapleton real estate fans, because even though we’re already halfway through June, the summer real estate season is in high gear! We expect the remainder of the month to be busy with new homes coming on the market and the best listings selling quickly (sometimes the same day the home is listed). Stapleton real estate tends to slow a touch in July and August, but until then get ready because it’s going to be a hot few weeks!
New Stapleton Listings This Week
As we head into Father’s Day weekend, the market has 12 new listings (potential gifts?) for you!
2548 Akron Street – Rare 6 bedroom home
I love this 6 bedroom, 4.5 bathroom John Laing. No, that is not a typo. Listed for $789,000, this beautiful 2-story Tudor has 6 bedrooms. If you’ve ever looked for a 6+ bedroom home in Denver, you know how difficult it can be to find something of this quality under a million! But let’s not stop with the bedrooms. Be sure to check out the amazing finished basement. I used to live in Five Points (ok ok, RiNo), and the basement’s bar area reminds me of the Blake Street Tavern (ballpark style) with a little bit Meadowlark (cozy, underground) sprinkled in. Can you imagine having that bar in your basement?
Last but not least, check out the huge lot and amazing outdoor area (not just the photos, but the map satellite). Mature trees, great patio and plenty of grass really make this home special. Act fast if you want to grab this one!
3386 Ulster Street – Great home, great location
Not only is this home beautifully designed and decorated, it’s also located in one of the most desirable neighborhoods in Stapleton! Just a few blocks from Swigert International School and the new lightrail development (Sprouts!), this 4 bedroom, 4 bathroom, 2-story home located in Central Park West comes with all the bells and whistles. A sunny designer-style kitchen with white and espresso cabinets and beautiful quartz counters – a private and luxe master retreat complete with 5-piece bath – and of course the basement is finished, giving you plenty of options (Extra bedroom, Playspace? Etc.). Listed for $730,000, this 2-story David Weekley has 3,289 finished square feet and is beautiful. You’ll definitely want to tour this home after clicking through the photos!
10877 E 28th Place – 3 bedrooms in Stapleton for under $500K – need I say more?
This nearly new 2-story, KB paired home is conveniently located close to Eastbridge Town Center and Anschutz Medical Campus. Listed for $455,000, this 3 bedroom, 2.5 bathroom home has 1,493 finished square feet and fronts a quiet, enclosed courtyard. Why pay rent when you can build equity in a place you love?!
Under Contract Stapleton Homes This Week
16 homes went under contract last week with an average days on the market of 18 and average sale price of $512,000.
Sold Stapleton Homes This Week
16 Stapleton homes closed this week which means 16 new neighbors!

With 42 active resale listings this week, its likely you’ll find something to love. Don’t forget about all the new construction options! A few builders still have available lots in Beeler Park and there are a number of perfect of “quick move-in” homes. If you’re looking in Bluff Lake, be sure to check out Thrive’s Solaris III collection with 5 remaining lots (including a corner lot Platte floorplan) coming in at about $595,000-$620,000 including design finishes AND a finished basement!

Disclaimer: Our Friday real estate updates are meant to be a “roundup” type post where we discuss all listings in Stapleton, not just our own. It’s our way of making sure we follow the market closely and we share it with the Scoop readers because we know many of you like to track real estate in the area as well. Many of the listings in these posts are not our company’s listings and we wanted to mention that here to make sure it’s clear. Thanks for reading the Scoop!
