(Notes: 11 new resale listings this week. The pace of new listings is increasing a bit which is typical for Spring and good news for buyers! Of these 11 new listings, 6 are under $350k which is helpful since inventory is so scarce in that price range. Of the new ones listed in the link above I think the David Weekley Home at 8066 E 35th Ave appears to be a good deal at $485k. Even though the address is 35th Ave, which may get a lot of traffic in the future, the home is actually on a “mews” so it’s set back and not on the busy street. Plus you can walk to the light rail stop in 2016! The featured picture with this post is a new John Laing paired home at 8865 E 29th Place I have listed for $468k. Extremely low maintenance and right in the heart of Stapleton, perfect for someone seeking the “lock and leave” lifestyle.
(Notes: 12 homes went under contract this week alone! All but 2 of them sold in the first 4 days on the market. Buyer demand still off the charts.)
(Notes: There were 10 sales this week that closed. (My only note on the sold home is that 2359 Verbena St, a KB paired home with no basement, sold for $375k. I think KB paired and KB Courtyard homeowners would be surprised at what their homes are worth these days)
Overall there are a total of just 24 actively listed resale homes in Stapleton right now. With 12 going under contract per week (as we see above) that says we still have way less than one month of inventory available which is extremely low.
