There are only 7 new listings that hit the Stapleton market this week which is a little slow for this time of year. That said, we have some good new options in the $500k’s and $600k’s including a new Thrive (Formerly New Town Builders) “Belcaro” plan I just listed yesterday! Awesome finishes, over 3,300 finished sf, 4 beds, 4 bath, finished basement, built in 2013 and it’s listed for $585k which makes it a great value. For more details check out this virtual tour.
There were 14 Stapleton homes that went under contract this week. Everything that is priced right and shows well is selling quickly so if you’re a buyer be prepared to compete still. I also think as a buyer you need to sell your house, or at least be under contract on your house, before you are ready to compete with other buyers. In my experience contingent buyers (meaning they have a house to sell still) are almost always losing out to non-contingent buyers.
There were 12 closed sale this week. Most of these went under contact in the first few days.
With 31 total active listings which is still very low which is why the competition is so fierce. With 31 total homes on the market and 14 going under contract per week that means we have all of our inventory turning over every 2 weeks. That’s still a very fast past and still indicates a strong seller’s market.
Of the 31 active listings, 11 are resale listings North of I-70 which means they are practically new. They’ve all been built in the last few years, so these are perfect for buyers who really want a new home but don’t want to wait through the building process.
