This Week in Stapleton Real Estate 3.6.20

What a week, Stapleton!  With the drop in interest rates these past few weeks, Stapleton home inventory on the rise, and the growth of businesses in Stapleton, I can’t think of a better time to talk about the home buying process and how you can make the most of this situation.

First up, interest rates.

This week we saw mortgage rates dropped to the lowest level in the history of Freddy Mac’s survey of mortgage lenders (see this Washington Post article HERE).  So what does that mean for you?  Well, if you are looking to obtain a mortgage for your next home, this is a FANTASTIC time to apply.  As a buyer with a low interest rate you may be able to afford more than you originally anticipated.  If you recently purchased your home or are not intending to move anytime soon, this is also a good time for you to refinance your current mortgage.  Check out this article & Facebook Live video the Scoop published earlier this week speaking directly to this subject.  If you need recommendations for a lender, please reach out.  We have several lenders that we work with regularly who we would be happy to recommend.

Next, possible home options.

So, the drop in interest rates has piqued your interest.  If you are currently renting, you are obviously in a great position to purchase your next home without being contingent on selling a home.  But what if you currently own a home?  Maybe you’ve been thinking about how nice it would be to have more space or be in a different neighborhood.  How does that work?  Here at Focus, we have helped many clients in this exact same situation.  In our new Buyer and Seller FAQ pages you’ll find a video that explains the options you have when it comes to selling your home and purchasing a new one.

New Businesses!

Earlier this week Focus team member Mariel Ross discussed some new businesses opening in or near Stapleton.  From a 40-bed hospital to all the new restaurants and a natural pet food store, the growth in Stapleton doesn’t look to be slowing down anytime soon.  Read more HERE.

Now onto what’s happening this week in the Stapleton real estate market:

16 New Stapleton Listings This Week

Of the 16 new listings, half are located south of I-70, a trend we haven’t seen in a while.

One of those listings on the south side is 9098 E. 28th Avenue.  This beautiful Parkwood Oxford model sits on a corner lot one block west of Westerly Creek.  Featuring a deck off the master bedroom along with three more bedrooms, this home is ready for its new family.  $870,000.  Listing by Louis Royston of RE/MAX.

Heading to the north side, and new to the market today is 8953 E. 50th Drive.  Listed at $810,000 this 4 bed/4 bath home is perfectly situated on a South-facing corner lot across the street from the Maverick Pool.  Not only does this home have plenty of space for everyone (over 3,400 square feet!), the basement includes a home theater perfect for family movie night.  And if that isn’t enough, check out the backyard which includes a built-in grill and pizza oven! Come say hi at our open house Saturday and Sunday from 12-3 and also enter your name for your chance to win a $50 Lowes gift card!  This one is listed by Joe Phillips with Focus Real Estate.

And back on the market is this brand new move-in ready Lennar Next Gen home.  If you’re not familiar, this unique floor plan has an attached suite with a private entrance, kitchen, bathroom, and living space.  Definitely an awesome idea if you have family moving to the area or if you are looking to make additional income by renting out the space.  5763 Geneva Street.  Listed at $758,765.  Shoot us an email if you’d like more info or a private showing.

ALL ACTIVE STAPLETON LISTINGS

There are 32 homes available in Stapleton right now.  What’s nice is the variety of homes currently available.  There’s everything from gorgeous single-family Parkwoods on both the north and south side to large townhomes and homes on the south side of Stapleton that don’t seem to come on the market as often.

If you, or anyone you know, are looking to buy or sell a home here in Stapleton, text/call me at (720) 799-6376 or send me an e-mail at ashley@focus-realtors.com.  I would love to grab a cup of coffee with you and get to know how I can help you in your real estate needs.

Disclaimer: Our Friday real estate updates are meant to be a “roundup” type post where we discuss all listings in Stapleton, not just our own.  It’s our way of making sure we follow the market closely and we share it with the Scoop readers because we know many of you like to track real estate in the area as well.  Many of the listings in these posts are not our company’s listings and we wanted to mention that here to make sure it’s clear. Thanks for reading the Scoop!
