This week we had just 7 new resale homes that hit the market. This is a very slow week for new inventory but that’s been typical lately. New inventor always gets a little slower in the fall.
There were 6 homes that went under contract this week. That equates to roughly 24 homes going under contract per month and we have 42 total homes active in Stapleton now so we have nearly two months worth of inventory which is an increase. So with inventory up just a bit are homes sitting longer? On the high end maybe a little bit but on the lower end they are still flying off the shelf. Homes in the $300k’s and $400k range are usually selling in a matter of days. For example, KB homes that are about 1,600 sf with no basement are going in the $400k range. This price range has seen some great appreciation.
There were 12 sales this week that closed.
There are now 42 total active resale listings in Stapleton. One of my favorites is the available “Asheville” floor plan by Parkwood Homes located at 5482 Wabash St. This one has a huge yard, an open floor plan, amazing finishes and it’s not on a busy street. I’m kind of surprised this one is still available.
