Friday morning, time to check out our weekly Stapleton real estate update!
In this week’s update we have a lot to share with you. New listings, a few open houses to tell you about, a beefy coming soon list (maybe you can find the right home before it hits the market!), an update on the income qualified housing program and an report on trends we’re seeing in the market so far in 2019! Tons to share, so let’s dive in.
This week there have been 12 new listings to come on-line in Stapleton. Here are a few of our favorites:
The first one I wanted to mention is our new listing in Wicker Park at 5237 Clinton St. This Thrive Home Builders single family home “Belcaro” floor plan is just a few years old so you get the benefit of a new build without having to wait through the construction process. The home features 4 bedrooms, a finished basement, upgraded hardwood floors, crisp white cabinets, quartz countertops, a fireplace and so much more. Give yourself a 360 tour here or you can check out pictures here. Showings start Saturday Feb 9th!
Looking for something more modern? Check out the Wonderland “Edge” town home Mariel Ross from our team just listed at 5498 Valentia St? This town home has 4 bedrooms, finished basement, private yard, tons of natural light and really sleek modern style throughout. Want more info? You can pop by the open house this Saturday Feb 9th from 1-3pm, tour each room at your own pace via this 360 tour or check out the photos (Can you tell we’re big fans of the 360 tour? We think they’re the most useful tool out there for helping buyers feel like they can tour the home from their own computer. We bought the nifty camera to do this so all our listings going forward will have it.)
None of the these 12 new listings right for you? There are a few other things you may want to check out. First, take a look at 12 of our coming soon listings at the bottom of the post to see some more options. Second, don’t forget to sign up at HomesInNorthEnd.com so you’ll get continuous updates on all the happenings in “North End”, Stapleton’s last neighborhood.
Thinking about buying but reading some mixed headlines on the market? We have noticed a few trends in the market and this market update post by Amy Atkinson from our team helps explain what we’re seeing right now.
There were 11 Stapleton homes went under contract this week. Of the 11, 4 went under contract in the first week. So the appropriately priced homes that show well are still moving very fast and you can expect multiple offers. We see plenty of other listings though that are over-priced and will sit for weeks before coming down in price or accepting lower than asking price offers. As a buyer be sure which type of property you’re bidding on, one that will go fast and needs a sharp offer or one where you can negotiate a bit. (Psst..here’s a few ideas on how make your offer stronger)
There were 8 sold and closed deals in Stapleton this week. You can check those out in the link above.
Have you noticed that not many income qualified homes have been on the “closed” list lately? That’s because the income qualified housing program with the City is having some major issues which is affecting buyers, sellers and builders. You can learn more about this in a Facebook post I did yesterday on the Scoop. Please share this if you know anyone looking to buy or sell an income qualified home any time soon as the issues are very likely to affect them.
Stapleton has 46 active resale listings right now. That’s pretty consistent with what we’ve seen lately so we’re not seeing much of an increase in listing inventory yet, we expect more as we approach Spring. There market is very active lately. With around 44 homes going under contract per month right now we have just about one month worth of inventory on the market. (44 under contract per month compared to 46 total active for sale).
We’re proud to be bringing some more Stapleton home options to you soon. Check out our coming soon listings below. Please reach out if you think any of these could be a good fit or if you want our help finding your next Stapleton home.

Disclaimer: Our Friday real estate updates are meant to be a “roundup” type post where we discuss all listings in Stapleton, not just our own. It’s our way of making sure we follow the market closely and we share it with the Scoop readers because we know many of you like to track real estate in the area as well. Many of the listings in these posts are not our company’s listings and we wanted to mention that here to make sure it’s clear. Thanks for reading the Scoop!
