Last week may have been the start of fall but it sure felt like summer to me. I held onto those last few days of warmth for dear life knowing what was coming… This week, it feels totally different, doesn’t it? Fall has finally descended upon Colorado. Not sure about you but I LOVE fall! The temperatures have dropped, leaves are beginning to change, pumpkin spice is everywhere and I can wear my favorite sweaters and boots.
That doesn’t mean our Real Estate market has gotten cold, it’s still quite warm! As my colleague Ashley Faller mentioned last week, October is a great time to buy, sell or invest in Real Estate. It is still a sellers’ market with just over 2 months of inventory (anything under 6 months favors the sellers). This means if no more homes came on the market it would take about 2 months to sell them all. Having said that, our market has softened a bit and buyers have more power than they used to, for example we have seen a little more of a gap between list price and sold price. Perhaps buyers have a few more nights to decide if a home is right for them than they used to. When I discuss the market with my clients, I tell them to keep in mind (what I like to call) the ‘tripod’ of jobs, unemployment and interest rates. Companies are moving here, such as Slack Technologies, a tech giant from the bay area, which focuses on cloud-based messaging services. The VF Corporation, which is the parent company of brands such as The North Face, JanSport and Smartwool is moving their north American HQ to Denver accounting for over 800 new jobs…just to name a couple. Unemployment is still at an all-time low in Colorado at 2.8% (National average is 3.7%). Now, factor in interest rates which currently sit at a 3 year low of ~3.85% according to local mortgage expert Tricia Houston of Lending Maven Mortgage and you have a strong healthy real estate market whether you are a seller or buyer here in Colorado! *Home sales and appreciation rates are still up year over year! So don’t be shy and let’s see what’s going on in Stapleton Real Estate!
This week we had 10 new listings hit the market. The homes range in price from $450,000 to $1.25 million.
Currently there are 67 active resale homes in Stapleton.

This week 13 homes went under contract. 5 of these homes are north of I-70 and 8 south of I-70.
Finally, 13 homes SOLD in Stapleton. 9 of these are located north of I-70 and 4 south of I-70. Of the 13 homes that sold this week, one was on the market for only 3 days while one sat for 54 days (still less than the 2.04 months of average inventory). I also thought it was interesting that even though the market has softened a bit, 4 of these homes sold for over list price. As mentioned above, Real Estate in Stapleton is still quite HOT!
