Stapleton’s “Secret” New Home Inventory – Over 30 spec Homes Available Today!

How do the benefits of a brand new Stapleton home, from designer finishes to a full new home warranty – without the typical 6-18 month – wait sound? If that sounds good to you, you should get acquainted with Stapleton’s spec homes!

Lennar, Parkwood, David Weekley, Creekstone, Thrive, and Wonderland all have spec homes available right now in Stapleton’s North End and Bluff Lake neighborhoods. In fact, there are more than 30+ spec homes on the market looking for buyers.

What’s a spec home?

A “Spec Home” (short for speculative home) is a home that a builder starts building without a buyer for the home yet.  Also known as “quick move-in” homes, spec homes can be at almost any stage in the construction process – from excavation to framing to drywall to 100% complete, and any stage in between.

Builders have spec homes for a variety of reasons. For example, Stapleton’s builders often build homes in groups or blocks, and if a builder has sold most of the lots on a block the builder might elect to start construction on the whole block while looking for buyers for the remaining unsold homes. Other times, a home may have once had a buyer, but the buyer’s financing fell through or some other issue arose, and the buyer had to walk away from the home.

Regardless, there are a number of interesting benefits to buying a spec home:

  • You don’t have to wait as long for a new home as you would if you had to start with a dirt lot.
  • You know (or have a much better idea of) the “all-in” price as opposed to starting with a dirt lot, which may change depending on upgrades and features you elect to add during the design process.
  • You’ll usually get the same builder warranty a dirt start home gets.
  • Spec homes often have attractive pricing. Most builders aren’t in the business of holding homes, so they’re incentivized to move homes quickly.

      Hi Kate, do you mean within Stapleton? Currently, they are building in North End (North and East) and Bluff Lake (South and East).
