Lennar Next Gen Homes Coming Soon to the Final Phase of North End!

Hey Scoop readers,

The Focus Real Estate team is diligently working to bring you the latest builder updates for the second phase of North End Stapleton. Since my family and I recently moved into a Lennar Next Gen® home (read on to see a Facebook Live tour), I was nominated to do the update on Lennar.

Lennar will be offering the same Next Gen homes they’ve offered in previous Stapleton filings. And, while they have not released any of these second phase (Filing 57) home sites yet, they are compiling an interest list and plan to email more information when it becomes available. Here is some general information about the Lennar homes:

Every Next Gen home includes an attached private suite featuring a separate entrance, living room, kitchenette, bedroom, bathroom, and laundry room. This special design allows for as much direct access to, or privacy from, the main home as desired depending on each individual family’s needs and living situation.

The main-level suite can be used for aging parents, older children, live-in nannies, at-home businesses, a guest area, a “classroom” for homeschooling, a rental unit, or anything else. We found this set-up to be very appealing for a few reasons. First, we wanted out-of-town relatives and friends to have their own space when they visit. For our parents, having the guest quarters on the main level was a big plus as stairs will become increasingly difficult for them. Second, we wanted to be prepared should one of our five parents need to live with us at some point in the future. Third, we felt this home could provide us a main floor master should either of us find ourselves incapable of climbing stairs someday. And finally, the traditional (non-tandem) 3 car garage is great for storage, bikes, recycle/trash bins, and a possible 3rd car when the kids start driving.

Lennar offers 3 different home styles with an all-in price of $700k-$800k.

Included in the base price: Lennar has an “everything included” approach that is somewhat unique to the home building industry. There’s a bit less room for customization but you get a ton of features that would cost extra to add with other builders. Here are some of those features: 3-car attached garage, gas double-ovens, gas 5-burner cooktop, 2 refrigerators, 2 microwaves, dishwasher, washer & dryer in Next Gen suite, double sinks in master and upstairs secondary bath, quartz countertops, 42” upper cabinets with crown molding & soft-close drawers in kitchen, gas fireplace with tile surround, mud room, 5” baseboards, select coffered ceilings with crown molding, Ring Video doorbells, approximately 1,500+ sq ft unfinished basement with 9’ wall height and rough-in plumbing, deck, full front & backyard landscaping, private yard (sod lawn) with 6’ fence and front & back gates, and many more. See the full list of features here. While you can’t move walls or add outlets, you do still get to pick your hardwood flooring, carpet, cabinets, countertops, fireplace surround and tile to add your own style.

If the Lennar Next Gen isn’t the right home for you, explore what the other 8 builders have to offer. Here are a couple of posts about Parkwood and Infinity. If you’re interested in a Lennar Next Gen home, or a home from one of the other builders, email me at kailee@focus-realtors.com. As a real estate broker, I will be your advocate throughout the new build process. The builder pays the broker commission and it does not impact the final price of your home. We created this video, specifically for our Stapleton clients, to answer additional questions about hiring a broker for a new construction home. At Focus Real Estate, if we have the pleasure of assisting you with building a new home, we’re happy to list your current home for a reduced fee (FREE if you already know the builder, model and lot you’re interested in). We’ll do our best to time the closing of your current home sale to coincide with the closing of your new home purchase to avoid a double move.

Have a great week everyone!
