This Week in Stapleton Real Estate

With just 20 total available Stapleton listings (crazy low inventory!) what is there for Stapleton buyers to see?  Not a lot on the existing resale market so in this post we’re giving you a heads up on a new town home series from Wonderland homes and we’ll give you some details on 18 Stapleton listings we have coming your way this year!

New Stapleton Listings This Week

This week there are just 5 new listings spread out through various price ranges in the neighborhood.  We expect we’ll start to see inventory start to tick up over the coming weeks as people move past the holidays and into getting things done in the new year.

Of the 5 listings, one that catches our eye is 2732 Jamaica Way.  It’s an Infinity “Lime” series home located in Bluff Lake near Stanley Marketplace and the new Eastbridge Town Center.  Lots to love…open concept main level, white kitchen, loft upstairs, sleek modern finishes, fenced side yard with patio, mountain views and it’s right next to a park!  If you like modern style and you want walkable amenities this could be a great fit.


Under Contract Stapleton Homes This Week

Over the last week we’ve seen 6 Stapleton homes go under contract.  Even though people  were largely in holiday mode these 6 listings sold with a median “days on market” (the time between when it was listed and when it was under contract) of just 7 days!  This tells us even with this low inventory there is still plenty of demand even in winter to sell your home quickly.  You can see all these under contract homes in the link above.

Sold Stapleton Homes This Week

There were 5 Stapleton homes that sold and closed in the last week.  What can we take away from these sales?  They sold with a median “days on market” of 4 days and these sellers received 98.5% of their asking price.  Same old story… low inventory and high demand resulting in sellers getting most of their asking price.

All Stapleton Active Resale Listings

So if you’re a buyer what all is available for you right now?  There are 20 total active listings in the neighborhood, all of which you can see in the link above.  With this low of inventory there are usually only a few options for buyers to see in their price range at any given moment.

If you’re looking in the high $400k’s/low $500k’s you may want to know about the new “Freedom” town home series from Wonderland Homes in Stapleton’s Beeler Park neighborhood. Check out our Live Facebook Video of the model and spec homes.  Not only are they cool new plans but they have 3 “quick move in” homes that will be complete in January and February for those of you not wanting to wait through the building process.  (see details on those 3 here!)

This is a new modern farmhouse town home series and it draws from their previous “Edge” series if you were familiar with that one.  The series has 4 distinct floor plans, all of which are two story, and one of which includes a main floor master plan.  They range in sf above ground from roughly 1,700 to 2,000 sf but optional finished basements can make them even larger.

Within the 4 floor plans, which you can see here, you’ll find open concept main levels, 2-3 bedrooms upstairs, lofts & balconies! $650-$800k range, anywhere in Stapleton. We’d love a smaller Parkwood, Parkwood Lane or large/upgraded Thrive with at least 4 bedrooms, contemporary styling and private outdoor space.

$700-$850k range, Eastbridge neighborhood, looking for an Infinity with a main floor office (we’d love a turret!)

$800-$950k range, Central Park West location only, 3000+ finished sf, like Parkwood and Infinity homes.

$800-$1.2M range, prefer modern style, Central Park North neighborhood or Urban Estate with mountain view.
