This Week in Stapleton Real Estate

Happy Friday and welcome to this week’s real estate update.  We have a beautiful weekend coming up – one of those “grab a pumpkin spice latte and wander around the neighborhood” – kind of weekends!  Stapleton has 6 new listings and 7 open houses scheduled for the weekend – so walk around, check out your neighbors’ homes and enjoy the sunshine.  

New Stapleton Listings This Week

Under Contract Stapleton Homes This Week

12 Stapleton homes went under contract this week and we’re seeing that homes are staying on the market a bit longer than we’ve seen in the past 6 months.  Homes that went under contract this week spent an average of 81 days on the market – but if we exclude the top end of the market, we’re seeing listings under $800,000 under contract in about a month.  The market isn’t as hot as it was this summer, but there is always interest in well-priced homes.  As always, feel free to contact me or Joe Phillips if you would like an evaluation of your home including estimated time on the market!

Sold Stapleton Homes This Week

Only 4 Stapleton homes closed over the past week.  Three of the four homes went under contract in one week or less and all for over list price.  The other home spent 3.5 months on the market and sold for about 10% less than the original list price (of note, this may have been part of their pricing strategy).  As we often say, if you are a seller, be sure to have a pricing plan based on your needs and expectations as a competitively priced home will not only sell quicker, but may bring in multiple offers!
