It’s mid May, which is prime real estate selling season! So if you’re looking to move into your next Stapleton home before mid July it’s time to really ramp up the search! In this weekly update you can peruse the 15 new listings that just hit the Stapleton market this week plus get the Scoop on a great single family Wonderland home with a finished basement we have coming next week for $535k!
Let’s jump right in and check out the 15 new Stapleton listings that came on this week. As always, you can see them in the link above. Of the 15 new listings, 7 are in the $400k’s and $500k’s which is a tough price point where buyers don’t typically have a lot of options. So if this is your price range this could be your weekend!
I read a lot of real estate articles about buyers making 5 – 8 offers on properties before getting one to work out. I understand it’s a competitive market but there are a lot of ways to make your offer stand out other than increasing your price. You’re not going to win on every offer you write but if you’ve lost 5+ offers on homes you wanted you may want to make some changes to your next offer. Here’s a post we wrote, titled “8 Tips to Make Your Offer Stand Out”, that may help you come up with some ideas to help you get that next offer accepted.
So of these 15 new listings what looks interesting?
First, the David Weekley Home in Central Park West located at 8066 E 35th Ave caught my eye. Listed at $625k by Dyllan Nguyen, this home has a dual porch, it’s walkable to the light rail and future “Sprouts” plus it faces a “mews”. What the heck is a mews? Good question, I only know because I live in a home facing one too. A mews in this case is a skinny park in front of your home, so instead of facing a street you open your front door and you’re in the park. It’s been great for us, we can let the kids run in and out to play with their friends and we don’t have to worry about traffic. (Side note: The mews is open to the whole community so as a homeowner facing it you don’t pay any extra HOA fees for it like you would on a private courtyard and you don’t have to maintain it…bonus!)
Second, how about the new listing for $475k at 9158 E 23rd Ave (courtesy of listing agent Kimberly Ryan)? This home has an awesome outdoor space, it faces a courtyard and you can walk to Stanley Marketplace in about 3 minutes! It has the white kitchen you’ve been looking for, a stunning master bathroom remodel and a huge master bedroom. This one was just listed yesterday and I’ll bet you a Starbucks it will be under contract by Monday.
There were 17 homes that went under contract in the last week and 13 of those were under contract in the first week! Amazing. If priced right and in great showing condition we’re seeing most of our listings sold at or above asking price in the first 7 days.
Based on this current pace of sales and the current total active inventory in Stapleton, 48 homes, the market has roughly 3 WEEKS worth of inventory. A balanced market between buyers and sellers is roughly 4-6 MONTHS of inventory, so sellers still have the leverage in negotiations.

There are 48 total active Stapleton listings at the moment. If you haven’t quite found the one you’re looking for in the $500k’s you may want to know about one Amy Atkinson & I will be listing this coming week. It’s located at 5274 N Beeler St which is on a courtyard in the Wicker Park area of Stapleton. It’s a 3 bedroom, south facing Wonderland Homes single family with a private fenced yard, a finished basement, amazing finishes and an open concept on the main level.
