This Week in Stapleton Real Estate

We’re starting to see listings pick up again for the new year – but you wouldn’t know it with the demand we currently have. We still only have 20 resale listings on the market since 7 homes went under contract this week. With 6 new listings this week – and a fantastic Thrive quick move-in that just fell out of contract – there are some excellent choices for buyers this weekend!

Parkwood Americana- 8787 E 35th Avenue

New Stapleton Listings This Week
6 new resale listings came on the market this week, and you all know I can’t resist a beautiful Parkwood like our friend Melinda Howlett’s listing at 8787 E 35th Avenue. Under Contract Stapleton Homes This Week
7 Stapleton homes went under contract this week – and 5 of those 7 listings only spent a week or less on the market. We are often asked if the market is still “hot” – and while it’s true that the market is almost always hot for listings under $600k, we’re also seeing the higher priced homes get scooped up quickly. That’s not to say your $900,000 home will sell in a week – but it does mean that buyers are definitely out there for well-priced, high end homes.

Sold Stapleton Homes This Week
6 Stapleton homes closed over the past week with these homes spending about 2 weeks on the market before going under contract. This selection of homes sold at about 100% of their list price and all but one were under $600,000.

All Stapleton Active Resale Listings
There are currently 20 active resale listings in Stapleton, which represents only about 2 weeks of inventory. That may seem scary if you’re search for a Stapleton resale – but don’t worry! We are expecting a few more listings to come on line today for this weekend and many more to follow in the next few weeks. We often know of coming soon listings (those represented by Joe and I as well as many marketed by the Stapleton broker network) and we would love to connect you with the right home even before it comes on the market!
