Hope everyone had a wonderful short week and thank you for taking the time to check out the Stapleton real estate update. For the last few weeks, we’ve only seen 6 new listings each week – but this week we’re more than doubling up!
New Stapleton Listings This Week
13 new resale listings came on the market this week – and they’re all under $800,000! Buyers have options all over Stapleton, at a great variety of price points and even some with sizeable yards. Choosing this week’s favorite new listings was pretty challenging, but that’s a wonderful problem to have!
What to check out on the south-side this weekend: 3239 Uinta St listed at $650,000. This corner lot, 4 bedroom, 3.5 bath Thrive Belcaro includes pre-paid solar and excellent walkability to the new transit oriented development (including Sprouts!) and Central Park. Sure, I’m a bit biased as it’s Joe Phillips’s listing – but the gourmet kitchen, butler’s pantry and built-in banquette seating would have had me at first sight too.
What to check out on the north-side this weekend: 4940 Akron St listed at $575,000. If you need significant outdoor space – this home is special find. Not only does this 3bd/3.5ba KB Home Primrose have a sizeable private yard, it is also situated on a cute community courtyard within easy walking distance to restaurants and shopping in Northfield. But then again, with that back patio, why would you need to leave? If you crave a bit more space – check out my listing at 7902 E 49th Place with 4 bedrooms, 3.5 baths, main floor office and a perfect custom-designed basement entertainment space. Price just reduced to $564,900!
If you’re looking for an amazing attached home: 5072 Valentia St listed at $574,992. Oh Parkwood townhomes – how do I love thee? Let me count the ways! 4 bedrooms, 3.5 baths, nearly 3000 finished square feet… It definitely has space to spare, but my favorite thing about the Somerville plan is the first floor layout. The kitchen is perfectly located and yet out of the way – allowing you to see guests or family in the living and dining areas and even out the front bay window. The layout is completely open and yet each space feels well defined. There are very few of these in Stapleton, so be sure to check it out while you can!
Under Contract Stapleton Homes This Week
5 Stapleton homes went Under Contract last week with all homes listed at or below $600,000 and all 5 on the south-side. This isn’t surprising for the short holiday week and it syncs with the slower market we have seen throughout the month of August. We expect to see an uptick this weekend and next, but this is still an ideal time to find your perfect home without the crazy competition we saw in the summer and before listings dry up before the holidays.
Sold Stapleton Homes This Week
5 Stapleton homes closed over the past week all selling close to list price with one notable exception which came in 7% over asking – proving that competition is still strong for the most coveted properties (this one had 6 bedrooms!)
