It’s Friday…time for our weekly update on the Stapleton real estate market. We have a few new South side listings to show you, some details on 8 “spec” homes available for quick move-in and information on lots in North End. Let’s jump right in…
It was a really slow week for new listings. We put on two new listings in the $500k’s in South Stapleton that we’re excited to tell you about but other than that nothing new came to the market. It’s been the slowest week of the year and we expect it to stay that way through the holidays.
We’re really excited to tell you about our new listing at 2551 Alton St that just went live today. Even though it went live today we’re getting a lot of buzz on this one so I expect it to be gone quickly. It’s a Wonderland home well situated between Stanley Marketplace and Puddle Jumper pool. You can walk to either in just minutes! It’s South facing, has a fenced yard and sits on a shared courtyard. It has an open main floor layout, 3 bedrooms up and then a 4th bedroom and kids play area in the finished basement. Asking price is $545,000. You can check out this quick FB Live tour or this handy 360 self guided tour to learn more. Give us a call if you’d like to set a showing.
We also wanted to make sure you saw our new listing at 2941 Fulton St that just hit this last week. This KB single family home is just steps from the great restaurants at the Eastbridge town center or you can hop on the bike and get to Stanley Marketplace in 5 minutes! It has a private fenced backyard, 2 bedrooms upstairs plus a loft, an upgraded kitchen and an unfinished basement providing room to expand. This one is listed at $549,900. Check out the 360 self guided tour. Quick possession available on this one so you could be in right at the beginning of the new year.
Not finding what you’re looking for? We have a few more options for you…
How about a main floor master bedroom plan? We have a great one coming up in Central Park North! It’s a Thrive Home Builders home that’s tucked into the neighborhood but still just a short walk to the light rail and future Sprouts grocery store. It features a great open layout, a main floor master bedroom, 2 more bedrooms upstairs and a 4th bedroom in the finished basement. It’s also just steps from a pocket park and has an inviting patio out back. This one will be listed in the mid $600k’s and will come on-line in very early January.
We also wanted to make you aware of 8 great “spec” homes (meaning under construction or already completed homes) that the builders have available in Stapleton’s Beeler Park neighborhood. There are options from Parkwood, Infinity, Thrive & more. Check these out! You can get a brand new home with a builder warranty without having to wait out the construction period or deal with living in a construction zone for a few years.
There were also just 2 Stapleton homes that went under contract this week. Again, really slow right now because it’s holiday season.
14 Stapleton resale homes closed in the last 7 days. On average, sellers received 96.5% of their original asking price. Although that is really strong still it does show that buyers have some wiggle room on price with certain listings. (which hasn’t been the case in quite some time)
Stapleton has a total of 47 resale listings at this time, which is consistent with inventory levels over the past few months. If you’re not finding what you want in the resale market and you’re curious about new build homes in North End check out HomesInNorthEnd.com. This is our site where you can sign up to get the builder cheat sheet and when you do we’ll email you updates on builder lot releases, etc every few weeks. We just sent out an email yesterday to people who signed up on this site with lot and spec info from Thrive, David Weekley, Parkwood & more. Sign up and stay in the know on North End!
Well that’s it for our update this week. If we can ever be of service please let us know. Amy, Mariel and I all live in Stapleton and helping buyers and sellers with their real estate needs in the neighborhood is our specialty. We’d love to help you with your next move!
Disclaimer: Our Friday real estate updates are meant to be a “roundup” type post where we discuss all listings in Stapleton, not just our own. It’s our way of making sure we follow the market closely and we share it with the Scoop readers because we know many of you like to track real estate in the area as well. Many of the listings in these posts are not our company’s listings and we wanted to mention that here to make sure it’s clear. Thanks for reading the Scoop!
