It’s been a slow week for Stapleton listings with just 4 new ones hitting this week. We expect this week to be slow and we expect even less during the Thanksgiving break. Early Dec should see a little pick up in inventory.
Of the 4 new listing this week, the most unique one to me is 7700 E 29th Ave #101, listed by Calen Brennan with Remax. This 2 bed, 3 bath loft has soaring ceilings, an urban vibe and a highly walkable location.

How about a main floor master bedroom plan? We have a great one coming up in Central Park North! It’s a Thrive Home Builders home that’s tucked into the neighborhood but still just a short walk to the light rail and future Sprouts grocery store. It features a great open layout, a main floor master bedroom, 2 more bedrooms upstairs and a 4th bedroom in the finished basement. It’s also just steps from a pocket park and has an inviting patio out back. This one will be listed in the mid $600k’s and will come on-line in very early January.

12 Stapleton homes went under contract this week. The median days on market was 27 days. That means half the homes took longer than 27 days to sell and half took less than that amount of time. So sellers as you’re making your plans to move be sure to leave the appropriate amount of time to be on the market. Most homes are not selling in the first weekend with multiple offers so plan on it taking about a month to sell. (Well priced homes that show great still move quick!)
8 Stapleton resale homes closed in the last 7 days. Sellers got 99% of their asking price on these sales.
Stapleton has a total of 46 resale listings at this time. That’s about 1 month worth of inventory at the current sales pace, which indicates that it’s still a seller’s market.
