(Notes: We’re in the later part of the selling season at this point. June is typically strong and then it usually slows in July when people are on vacations. That said, in this hot market the whole summer may be strong for real estate. There are 17 new listings this week which is typical.
There are two that catch my eye, the first is a Parkwood “Asheville” with a finished basement that was just listed on 49th Dr. It’s awesome and a very sought after open concept floor plan.
The second one that gets my attention is 3585 Wabash St. It’s a New Town Builders home with a finished basement, great yard and it’s walking distance to light rail. This home looks like the best value in the Stapleton market right now.
(Notes: 17 homes went under contract this week which has been our typical pace lately. With this many homes going under contract per week and only 39 active homes on the market it tells us we have one month’s worth of inventory. This is a slight uptick in the inventory but we’re still very much in a “seller’s market”.
(Notes: There were 10 sales this week that closed which is on pace with what we’ve been seeing lately. Most were under contract in the first week so things are still moving quickly if they are priced right and show well.)
