Time for your Friday update on the Stapleton real estate market!
In this week’s update we’ll tell you about 9 of our coming soon Stapleton listings, details on 18 builder “spec” homes available right now and give you all the latest options in the resale market. As you’ll see, people who are planning to buy or sell this year are starting to take action.
This week 15 new listings have hit the market in Stapleton. That’s much more than we saw through the Nov/Dec holiday months so it’s encouraging for buyers who have been waiting for more options.
Here are a few that piqued my interest…
The former Parkwood Homes model at 8212 E 49th Pl in Conservatory Green is for sale. Mariel Ross from our team just staged it beautifully and it’s available now for $735,000. With over 3,700 finished sf that puts it at $195/sf which is the best value per foot in Stapleton right now. Buyers will love the West facing dual porches, the custom built in’s throughout, the third floor loft and the fact that the buyer will still get a builder warranty from Parkwood!
The other one that looked interesting was the new Wonderland Homes town home listing at 8952 E 47th Pl. This one is listed by our friend Jason Cummings with Madison & Companies Properties. If you haven’t spotted these town homes as you drive into the Northfield shopping area you will soon. They’re located on 47th Ave caddy corner from the Runway 35 pool. The town homes are 3 stories tall and feature some sweet mountain views from the rooftop decks! Inside buyers will love the open layout between the kitchen, dining and living areas. What makes that space really special is the vaulted ceilings open up to the level above it, making the space feel really big and full of light. Flip through the pics in the link above and you’ll see what I’m talking about. The location is walkable to the pool, shopping, restaurants & provides easy access to I-70.
Not finding what you need in the resale market? We have two suggestions for you.

The list includes homes from Infinity Home Collection, Thrive Home Builders, KB Home, David Weekley Homes, Creekstone Homes & Lennar. You get the brand new home, the builder warranty and you don’t have to wait out the construction process.

There were 14 Stapleton homes that went under contract this week and the median “days on market” (defined as the time between when they were listed and when they went under contract) was just 10 days! So the market activity is picking up, much stronger than it was during the holiday months. Well priced homes that show well are selling in the first week, sometimes with multiple offers still.
There were 7 closed sales in Stapleton over the last week.
Stapleton has a total of 42 resale listings at this time. With 14 homes going under contract per week (as I mentioned above) that means we have less than one month worth of inventory on the market. So although a rise in interest rates has caused a decrease in available buyers in the market in general, Stapleton still seems to be in the same situation…very low available home inventory. The 18 available builder spec homes that I mentioned above does help, giving some buyers more quick move in builder options than they normally have.

4 bed, 4 bath Standard Pacific home in Bluff Lake. This large corner lot home in the Bluff Lake area will hit the market in Fall 2019. Ballpark price upper $700k’s.
4 bed, 3 bath Boulder Creek Builders ranch style home in Bluff Lake. Looking for a low maintenance home with great access to Fitzsimmons Medical Campus, Stanley Marketplace or the Eastbridge Town Center? This could be it! Coming to market in Summer 2019 in the mid $600k’s.
4 bed, 4 bath Thrive Home Builders home in Wicker Park. Buying this one will be like getting a brand new build home without having to wait for construction. Here’s a quick tour of the renovation! At $559k this one will be sold quickly. Expect to see it hit the market next week.
4 bed, 4 bath Central Park North KB Home. This home gives you the space you need and the location you crave! The open and spacious floor plan allows for easy entertaining and plenty of family/playroom space in the finished basement! Listing early March in the mid $500s.
3 bed, 3 bath Westerly Creek KB Courtyard. This home is the perfect family home with a sizable and generously planted yard, garden boxes, wrapped porch, large master (with views!) and a fully owned solar array. This home presents phenomenal value listing mid-February in the high $400s.
